The basics
Here it is: location, location, location. The better the location, the greater the number of potential buyers. The larger the number of potential buyers, the faster a home should sell. However, location won't get you a buyer unless your house is in great condition and is priced correctly.
Condition
Condition has to do with maintenance. You only get one first impression, and if the home has been cleaned and freshly painted, with everything working properly, that first impression will be a good one. If the home is not immaculate, it may not sell unless it is advertised as a fixer-upper. Your home should be clean, uncluttered, bright, and well-maintained. Potential buyers will quickly see the negative aspects of your home.
Price
Price is the most important factor, however. If the home does not offer the features that buyers expect in its price range, it will not sell. If it's not immaculate and new-looking, the price must be lowered by several thousand dollars.
Home buyers look at everything available and buy the best value in their price range. They normally will not look at a home that is listed for more than 5% above their ability to buy. If your price is not realistic (within 5% of what it should sell for), most buyers won't even find out about your home. Agents won't find it on the MLS if it's too far above their buyers' budget.
How I get buyers to find your property
Besides assisting you in determining a price, I will give your home maximum exposure in the marketplace. In addition to putting it on the local Multiple Listing Service (a given!), I will feature it on my website, military housing websites, the online newspaper site, and numerous real-estate portals. I make sure my website, and thus my listings, are ranked high in search-engine results, since 75% of buyers search for real estate on the Internet.
When I list your property for sale, I will be working for your interests alone. I’ll give you my recommendations on preparing your home to make a great first impression. I will advertise your home in numerous ways, and when we have an interested buyer, I will work with you on negotiating a contract.
Contract to closing
I'll be there for you while the buyer's loan is being processed and the inspections and any repairs are being done. I'll be in close touch with everyone involved and will keep you informed on progress. Of course, I'll be there for you at the closing as well.
If you want to rent your home or investment property, for the short or long term, I can also refer you to property managers. Their services include finding and screening tenants, preparing leases, overseeing repairs and maintenance, and ongoing management.
