Property Management and Leasing

One of the biggest advantages we can offer our property management clients is experience. Robin has been managing property across San Antonio and surrounding areas for over 15 years. Not only do we manage investment properties for our clients, but all of our team members actively invest in real estate themselves. We are passionate about real estate and understand what it feels like from an owner’s point of view.


What We Do:


            We are a turnkey property management company. We will help you determine fair market rent, get the house ready for the market, market and show the property, execute the lease, interact with the resident, handle any maintenance issues, perform regular inspections, and send you a monthly statement (along with the rent payment!).


We market the property primarily on the MLS, where we cast your property in the most positive light possible. The MLS syndicates to popular sites like Zillow, Trulia, and Realtor.com, and Cassie fields all of the calls from unrepresented tenants quickly. She also markets on Facebook and Instagram by boosting walk-through videos, which get a lot of attention. 


Tenant screening is one of the most important parts of our job. We run a credit check, background check, employment verification, and previous landlord evaluation on every single applicant, and we reject applicants who have a history of not honoring their obligations. We do not just accept the first applicant who meets the minimum requirements; instead we compare all applications we receive and choose the best one. 


Maintenance costs are a big concern for most rental owners. Thanks to Robin’s many years of experience, we have compiled a list of the best service providers who respond quickly and charge reasonable rates. We treat our contractors like family, and in turn they help us keep your property in top shape.


At least once per year (usually around lease renewal), Cassie does an inspection of each property. She has a background in construction, and she takes notes on any maintenance that might be necessary in the near future along with checking for leaks, mold, dirty filters, roof damage, etc. She will also complete this inspection after any tenant moves out, and prepare an estimate of the costs involved in getting the home ready to market.


Costs


            Our property management fee is 10% of the monthly rent per unit, only charged on months that the property is rented. We offer discounted fees to manage owner-occupied properties, such as the Paseo del Rio building on the San Antonio Riverwalk. When we lease your property to a new resident, we charge a one-time leasing fee of $1,350. That amount includes commission to another agent if they bring us the winning applicant. Unlike many property management companies, we do not charge an override or fee whenever we schedule contractors to make repairs or improvements for you. Since we are all landlords ourselves, we know that paying for maintenance is already painful, and we don't increase that cost on our owners.
