Information for sellers

Sell your home in the San Antonio area
You've heard the old saw location, location, location. The better the location, the greater the number of potential buyers, and the faster a home should sell. But even a great location won't get you a buyer unless your house is in great condition and is priced right.

Condition
If your house is clean and freshly painted, with everything working, the first impression will be a good one. If the home is dingy, though, it may not sell unless it is marketed as a fixer-upper and priced that way. Your home should also be uncluttered, bright, and well maintained. Home buyers will quickly spot the negative aspects of your home. One of our services is a complete walk-through with our recommendations on what repairs or changes will add value to your home and make it more appealing.

Price
Price is the most important factor, however. If your property doesn't have what buyers expect in its price range, they won't even bother to make an offer. The price may have to be lowered by thousands of dollars if the home doesn't look clean and well maintained.

Home buyers look at everything available in their price range. They probably won't look at a home listed for 5% over their top price. If your asking price is not in their range, they won't even find out about your house. Agents won't show homes priced much higher than their buyers' budget.

How we help buyers find your property
Besides helping you decide on where to position your home, we will give it the most exposure in the marketplace. In addition to putting it on the local Multiple Listing Service, we'll feature it on our websites, blogs, military housing sites, and the major real-estate portals. We try to make sure our listings, are ranked high in search-engine results, since more than 80% of buyers search for real estate on the Internet.

How we help you get ready to sell
Any home that is well priced and in great condition for that price should sell, though. What makes us different? We work hard to help you position your property on the market so that it is appealing to buyers in that price range. We’ll give you our recommendations on preparing your home to make the great first impression that is crucial to a sale. If extra staging, special cleaning, or repairs are needed, we can arrange them with our team of service providers. Then, when we have an interested buyer, we will help you avoid the pitfalls of negotiations, inspections, and appraisals to get to a successful closing.

When we agree to market your property for sale, we work for your interests only. We guarantee that if our clients are not completely happy with our services, they are free to end our agreement immediately. That's only fair.

From contract to closing
After we get a contract on your property, We'll help you while the buyer's loan is being processed and the inspections and any repairs are being done. We'll be in touch with everyone involved and will keep you informed as we manage the entire process for you. Of course, we'll be there for you at the closing as well, and afterwards, too.

All of us at Silverbridge Realty specialize in helping people unstress and make good decisions when they are busy packing, moving, and trying to get the most for their house.

What our clients say

I have moved many times in my life, and without a doubt, Robin is the best realtor I have ever worked with. She helped me purchase one home, sell another, and found long-term tenants for a rental property on two separate occasions. Robin is a gifted communicator and you couldn’t ask for a better advocate whether buying or selling. She knows the business and has always earned her keep by looking out for my best interests. She’s the first person you should call for any real estate need in the San Antonio area!

Where do we begin? We will start with a huge thank you for making the real estate business simplified! You made everything seamless! From our very first interaction as buyers a few years ago to our recent transaction as sellers, you have been not only a wealth of resourceful information, but also courteous, patient, and determined. With everyone's busy schedule these days, what a client wants and needs is someone who can break down the complicated real estate jargon, set reasonable expectations, and possess good follow-through. You absolutely shined in every one of those aspects!

We were so happy to be referred to you and will definitely let our friends and family know that to have the best real-estate buying or selling experience there is no reason to look any further than to you! Thank you!

I wanted to write to express my gratitude for all the hard work and time you invested to help me complete my sale of a home. It is all too uncommon these days to find a realtor who is so personally invested and involved in helping someone sell a home. Not only were you able to complete this deal in record time but also it was completed at a price that was fair to both myself and the buyer of the home. Thanks again.
