You've heard the old saw location, location, location.
The better the location, the greater the number of potential buyers, and the faster a home should sell. But even a great location won't get you a buyer unless your house is in great condition and is priced right.

Condition
If your house is clean and freshly painted, with everything working, the first impression will be a good one. If the home is dingy, though, it may not sell unless it is marketed as a fixer-upper and priced that way. Your home should also be uncluttered, bright, and well maintained. Home buyers will quickly spot the negative aspects of your home. One of my services is a complete walk-through with my recommendations on what repairs or changes will add value to your home and make it more appealing.

Price
Price is the most important factor, however. If your property doesn't have what buyers expect in its price range, they won't even bother to make an offer. The price may have to be lowered by thousands of dollars if the home doesn't look clean and well maintained.

Home buyers look at everything available in their price range. They probably won't look at a home listed for 5% over their top price. If your asking price is not in their range, they won't even find out about your house. Agents won't show homes priced much higher than their buyers' budget.

How I help buyers find your property
Besides helping you decide on where to position your home, I will give it the most exposure in the marketplace. In addition to putting it on the local Multiple Listing Service, I'll feature it on my website, military housing websites, the local newspaper's site, and the major real-estate portals. I make sure my website, and thus my listings, are ranked high in search-engine results, since more than 80% of buyers search for real estate on the Internet. 

How I help you get ready to sell
Any home that is well priced and in great condition for that price should sell, though. What makes me different? I work hard to help you position your property on the market so that it is appealing to buyers in that price range. I’ll give you my recommendations on preparing your home to make the great first impression that is crucial to a sale. If extra staging, special cleaning, or repairs are needed, I can arrange them with my great team of service providers. Then, when we have an interested buyer, I will help you avoid the pitfalls of negotiations, inspections, and appraisals to get to a successful closing.

When I agree to market your property for sale, I work for your interests only. I guarantee that if my clients are not completely happy with my service, or the other agents', they are free to end our agreement immediately. That's only fair.

From contract to closing
After we get a contract on your property, I'll help you while the buyer's loan is being processed and the inspections and any repairs are being done. I'll be in touch with everyone involved and will keep you informed as I manage the entire process for you. Of course, I'll be there for you at the closing as well, and afterwards, too.
