About buyer's agency

Before 1990, all real estate agents represented the seller of a property, even the agent who was working with the buyer. A survey of home buyers revealed that 78% thought they had been represented by the agent who sold them the home. As a result, the buyer's agency role was created, and recently 85% of home buyers stated they would use a buyer's agent to represent them on their next purchase.

What I do as a buyer's agent
What can you expect from me as your buyer's agent? First, you will get my loyal commitment to your best interests. I'll help you find a home in the price range and neighborhood you're comfortable with. I'll help you with contract negotiations, arrange for inspections and any repairs, locate a mortgage lender, and arrange for the survey, home warranty, and title work. All the way up to closing, I'll be the point of contact among you and all the other parties involved.

Let's work together
However, without a signed agreement, the buyer's agent technically works for the seller, since my commission typically comes from the seller at closing. Please be ready to work with me at the beginning of our home search so I can represent you fully. If you would like to review the one-page agreement I use, click here and I'll send it to you.

I can also show you homes for sale by owner (FSBOs) and new homes, representing your interests with the builder in the subdivision you choose. Home builders rely on agents to bring them buyers, and I will be working for you throughout the construction and inspection process.

I represent investors, too
If you're a real estate investor, San Antonio should be on top of your list of places to check out. With a brisk rental market, growing economy, and low cost of living, investment properties such as single-family homes, condos, and multi-family properties are very affordable.
