Big break for first-time home buyers
The new housing stimulus bill provides for an $8,000 tax credit for first-time home buyers who buy a home on or after January 1, 2009 and before December 1, 2009. The credit does not need to be paid back. The credit can be claimed on a tax return to reduce the income tax liability. If any of the credit remains unused, then that amount will be refunded to the home buyer. First-time home buyers are defined as those who have not owned a home within the last 3 years.
What you can expect from me as your agent
First, you will get my commitment to your best interests. I'll help you find a home in the price range and neighborhood you're comfortable with. I'll help you with contract negotiations, arrange for inspections and any repairs, locate a mortgage lender, and arrange for the survey, home warranty, and title work. All the way up to closing, I'll be the point of contact among you and all the other parties involved.

Let's work together
Without a signed agreement, the buyer's agent technically works for the seller, since my commission typically comes from the seller at closing. Please be ready to work with me at the beginning of our home search so I can represent you fully. If you would like to review the simple one-page agreement I use, let me know, and I'll send it to you.
I can also show you homes for sale by owner (FSBOs) and new homes, representing your interests with the builder in the subdivision you choose. Home builders rely on agents to bring them buyers, and I will be working for you throughout the construction and inspection process to make sure they build your home right.

With a brisk rental market, growing economy, and low cost of living, investment properties such as single-family homes, condos, and multi-family properties are very affordable.
